Contrary to what some people believe, agents do not select price for sellers or buyers. Real estate agents will pull comps in the area that are active, under contract, and sold and advise clients on what they think the market value is based on this information.
Agents are Buffers
Agents take the spam out of your property listings. Agents keep record of who enters your home in an effort to make the process safe. Additionally, allowing agents to show your home while you aren't there is a great way to get true feedback. Potential buyers are less likely to tell you directly why they are not putting in an offer or why they offered what they did.
Exposure
Agents with membership to multiple listing services can broaden your home viewership ten-fold. Access to MLS, real estate publications, and additional marketing tools will increase your exposure and shorten your days on the market.
Negotiation Skills
Skilled agents negotiate well because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction.
Handling Volumes of Paperwork
One-page deposit receipts were prevalent in the early 1970s. Today's purchase agreements run 10 pages or more and can include a number of addendums, based on the age, type, and location of a home.
Answer Questions After Closing
Many questions can pop up that were overlooked in the excitement of closing. Good agents stand by ready to assist.
